A Project at the Heart of Green Spaces
As the centerpiece of a larger development, "The Core" is designed to be the "hinge" between the green spaces and surrounding neighborhoods of Dübendorf (ZH). The three compact, tall buildings create three generous and distinct open spaces: an urban square, a playground, and a "virgin forest."
Rehabilitation of Former Manufacturing Premises
Once a landmark in Dübendorf, the former Maag premises are being rehabilitated to become an attractive community hub for leisure activities. A modular concept has been integrated into a portion of the existing structure, creating flexible "boxes" that can accommodate a multitude of uses such as a swimming pool, indoor golf, childcare, and fitness facilities available to both residents and the local community.
A New High Point
In a neighborhood where towers have already been built and more are planned, a new residential tower is being added that integrates seamlessly into the current and future urban landscape. It offers a diverse range of apartments, from 2.5 to 5.5 rooms, including lofts and duplexes.
The flexible apartment layouts allow for versatile combinations and create a dynamic interplay on the facade between solid and void spaces and outdoor areas. This is what gives the building its strong architectural identity.
A Place for Living and Entertainment
Thanks to its proportions, the third building balances the overall project. Comprising only 2.5- and 3.5-room apartments, it is primarily intended for students, young professionals, and seniors. This offering highlights the site's diverse range of leisure activities and services.
A Sustainable Project
Sustainability, a key theme of the project, is reflected in three main aspects: the use of wood as the primary construction material for the new buildings (structure and facade); the installation of photovoltaic panels on the tower's railings and all three roofs; and the preservation of the existing building's load-bearing structure, along with the reuse of elements such as windows and insulation materials.
