The "Côté Gare" project in Bussigny exemplifies the transformation of an industrial brownfield into a dense, sustainable, and vibrant urban neighborhood. This ambitious project, developed and executed as a turnkey contract by HRS Real Estate SA with architectural firms CCHE, jbmn architectes, and Favre & Guth, promotes soft mobility, biodiversity, and social connections through open and functional architecture.
The neighborhood is defined by an ambitious social and functional mix, accommodating nearly 950 residents in 471 highly diverse dwellings—including studios, duplexes, family apartments, shared living spaces, and guest rooms—as well as workspaces, shops, a daycare center, a restaurant, and offices totaling approximately 3,600 m², along with a 441-space parking garage.
The architecture offers a variety of living arrangements, from single-story homes and shared courtyard spaces to penthouse apartments with scenic views. The neighborhood features dense, meticulously maintained greenery, including a hanging garden, vegetable plots, playgrounds, permeable surfaces, and even a preserved century-old oak tree. Over 1,300 bicycle spaces and a dedicated pedestrian network reinforce the priority given to soft mobility.
Sustainability is a cornerstone of the project. The Minergie-P certified buildings are powered by 150 geothermal probes and interconnected photovoltaic panels. Energy optimization is managed by ECCO2’s NARA AI, an artificial intelligence that monitors and optimizes consumption in real time. The entire system supports an ecological, inclusive, and adaptive framework.
The project was a finalist for the 2025 Prix Immobilier Romand in the "New Neighborhoods" category. The jury highlighted its exemplary and successful urban densification, which combines energy performance with a high quality of life. They praised its inclusive, sustainable, and welcoming environment, which fosters social bonds.
